In exchange for the buy-back option the Developer agrees to pay the investor a guaranteed return of 20% over 5 years (4% per annum). This equates to a total 5 year yield of £12,000.00.

If the buy-back option is exercised the investor will still receive the full 20% return with the outstanding balance compounded into one final payment. The buy-back value is calculated as the re-purchase value (£72k) minus the balance due on payments, plus the compounded return.
Exit Strategy - With the Buy-back Option
The Developer predicts that land prices will increase significantly over the next few years. The Developer buy-back option allows the Developer to repurchase plots complete with infrastructure and a turnkey architectural project at a fixed price whilst still providing a strong return for investors.
If the clause is not exercised after 5 years, the investor is free to independently sell the plot and turnkey architectural project at market value, whilst retaining the guaranteed yield of 20%.

What is a SIPP?
A Self Invested Personal Pension (SIPP) is a Registered Pension Scheme for the purposes of Section150 of the Finance Act 2004, and is a product regulated by the Financial Services Authority (FSA).
SIPPs are designed for people who want to manage their own fund by dealing with, and switching their investments when they choose. With standard personal pension schemes, investments are managed within the pooled fund the contributor has chosen. SIPPs, however, are a form of personal pension scheme that give individuals the freedom to choose and manage their own investments. SIPPs may allow one to select from a range of assets, which include certain types of real estate.

A full suite of bespoke architectural drawings for each plot has been developed along with all the construction documentation required to build a dream home in the Cayman Islands.
House In A Box is a turn-key design and build solution. It presents a choice between three contemporary villa design concepts. Each villa design has been dedicated to a specific plot location that can be found on the ‘Master Plan' of each site.
Uniformity of the payment structure provides the investor with the freedom to choose a plot based on the villa design and location rather than the price.
A full suite of bespoke architectural drawings is delivered for each plot including all the construction documentation required to build a dream home in the Cayman Islands. Once instructed, the Developer will submit the documentation and architectural designs necessary to obtain the licenses for construction. They will then project manage the tender process and the construction of the property.

Climate
The Cayman Islands boast an exotic tropical climate throughout the year, with trade winds moderating high temperatures which range from 25 degrees centigrade in winter to approximately 30 degrees centigrade in summer.
High season runs from December to April when temperatures are generally cooler and more favorable for tourism. The rainy season is typically from May to October with short burst showers.
Strict building codes are in place to withstand hurricanes and the government has appropriate measures in place to prepare for such conditions and offers a hurricane protection policy guarantee in order to maintain tourism growth.

The Cayman Islands comprise Grand Cayman, Cayman Brac and Little Cayman and lie south of Cuba and north west of Jamaica, time zone GMT -5.
Cayman Brac is the second largest of the Cayman Islands with a population of about 2,000 people. It is 12 miles long and 2 miles wide and is easily identified by the sheer limestone brac (bluff) that runs through the centre, giving the island its name. At 140 feet above sea level it is the highest point of all the Cayman Islands and home for much of the local wildlife.
Dolphin Estate is located on the west side of Cayman Brac.

Although the island is predominantly limestone, the shoreline is punctuated by powder white beaches and excellent restaurants serving quality local food in the traditional Brac style. Cayman Brac has a well-established infrastructure including many facilities not readily available on other small islands. These include an impressive medical facility, schools providing both primary and secondary education, a new boating marina and a FIFA approved football pitch.
To facilitate further expansion and attract new developments on the Brac, the government has waivered certain planning fees and, in some circumstances, import duty.
The Island is served by Gerard Smith Airport providing a daily inter-island service to both Little Cayman and Grand Cayman. Cayman Airways has launched a new weekly service from Miami which, for the first time has opened up the Brac to direct international travel.
