Excellent Rental Potential

Following the success of phases 1 & 2 Baia Residence III has now been launched

Completion Date:   March 2010

Baia Residence III, is located less than 10 minutes from the beach in the natural shell shaped bay of Sao Martinho do Porto, in the heart of Portugal's Silver Coast.

The development comprises 42 luxury finished one and two bedroom apartments, with open plan living area, large sunny windows and a large private balcony.   The fully fitted kitchen which is also open plan, has polished stone work tops and white goods.

Set in the beautiful landscaped gardens is a condominium leisure lounge where you can lay back and relax after enjoying a swim in the heated pool.  Allocated parking bays are located in the basement.

The waterfront is lined with traditional cafes, bars and seafood restaurants.  All the facilities needed for living and holidaying on the bay have been there for many years, including shops, banks pharmacies and general stores.

Rental Opportunities:

A Rental Management Company has been appointed should you wish to rent your apartment.   Rental is seasonal as this is a holiday destination and occupancy will reflect this.  Sao Martinho Bay is unique in that it attracts many weekenders and short break visitors in the off season because of its temperate climate and proximity to Porto, Lisbon and Spain. Visitors to the golf courses, cultural festivals at bidos and the sanctuary of Fatima like to use So Martinho bay as a base, as the village has something for everyone.

Location:

Sao Martinho do Porto is a  traditional Portuguese fishing village with a resident population. The Portuguese, French and Spanish have been holidaying in the area for hundreds of years. Visitors enjoy the traditional Portuguese easy lifestyle, which includes lots of food and wine. The waterfront is lined with traditional cafes, bars and seafood restaurants.

The palm lined waterfront promenade has recently been refurbished with limestone and marble pavements, granite roads and a dedicated bicycle track which will link So Martinho, to Salir do Porto to the fishing village of Foz do Arelho and the bidos Lagoon.

The Portuguese Royal family traditionally holidayed at the So Martinho bay because of the protected natural shell-shaped bay, the calm and safe swimming water and its proximity to the thermal springs of Caldas da Rainha. The neighbouring villages of Alfeizero and Foz do Arelho have shops, churches and a horse-riding school.

Golfing in Portugal:

Golf currently contributes 1,8 Billion Euros to the Portuguese economy and Portugal is considered to be the most successful golfing destination in Europe.  Following on from the success of the golf in the Algarve the government has focused its attention on the Silver Coast as a premier golfing destination.

There are five existing international standard 18-hole golf courses within a 15-20 minute drive including Praia d'El Rey voted Europe's best golf course for 2006.  Another three new golf courses are currently in design and approval stage, one of them being in So Martinho do Porto and another at Foz do Arelho which is just five minutes drive away.

There are also plans to build six more over the next few years. These golf courses will attract a slice of the country's sports-tourism to the region, generating more revenue and fuelling the need for quality tourist accommodation.
