Mortgage Details:
The Developer is now offering mortgages for the Esentepe Seafront Villas via a consortium of Turkish Banks. This arrangement will allow clients, in the UK and Ireland who are unable to raise funds to purchase a property abroad, to make their dreams come true.
The new mortgages will allow the client to finance up to 70% of their purchase for a period of between five and 15 years. While clients will need to pay 50% at contract, should the Bank approve 70% of the purchase price to be borrowed, the Developer will return 20% of the purchase price to the clients once the funds are forward by the Bank to the company.
In a market where credit and financing has been scarce, this arrangement is a major breakthrough.
It is imperative to emphasize that the mortgage is placed upon the clients' property in North Cyprus and NOT against their property at home. This, of course, adds an additional measure of tranquility to the purchasing process. While these loans are primarily meant for residents of the UK and Ireland, clients from other countries may be eligible for these mortgages as well.
Taxes when purchasing in North Cyprus:
VAT 5%
Stamp Duty 3.25%
Inspection Trips:
The Developer will arrange an inspection tour ( up to two people) at a cost of £289 per person. Once a property is purchased the cost of the inspection trip for one person is deducted from the first payment due at closing. If two people participate an additional £50 will also be deducted from the first payment.
