Cocoa Beach Resort, is a premium 5-start resort of individual villas set in peaceful rural locations, both on the beachfront and surrounding the beautiful lakes. The Colonial town of Belmonte is an historic cocoa town, located on Brazil's celebrated Discovery Coast and is situated at the mouth of the River Jequitinhonha overlooking the azure Atlantic Ocean nestled within the exuberant Mata Atlantico rain forest.
The resort has, by shape and the natural layout of the existing terrain, two distinct areas. The Developer has therefore created designs within the resort to enable a range of product, by size and price.

Phase 1 - Rural Plots: The rural area provides entry level plots from 360 sq.metres, with a permitted build of 160 sq.metres (1,742 sq.feet) which is sufficient to build a three bedroom villa with pool. You do have the choice of purchasing multiple plots providing the opportunity to build a larger villa. A range of designs will be offered along with a Design and Build Programme.
Phase 2 - Beach & Lakeside Plots: Phase 2 allows you to select from a wide range of locations within the park like setting, from tranquil lakeside to bustling beach front. The plots within this area of the Resort range from 750 sq.metres up to 2,600 sq.metres again with the option of multiple plot purchase. You have the choice of purchasing a plot with the Design and Build Programme or purchasing a completed villa.
Villa build prices are currently in the region of £425 to £500 per sq.metre, for villas of the quality planned. Pools and exterior hard landscaping on average will add a further £10,000 to £15,000 per sq.metre, subject to design.

The layout of Coca Beach Resort has been designed to be more of a private park, with water features, tree lined avenues and facilities to enhance the time spent at the resort. Water sports are located on the beach and a tennis centre is located at the rear of the development. The resort is a gated and secure community, with shops and cafes located off the central entrance.

All designs will have to be passed by the Developer to ensure that the planning criteria of the development complies with the planning permits. You may build up to 30% of the footprint of the plot and a further 50% to the first floor. For example a 1,000 sq.metre plot can have a villa of 450 sq.metres (4,750 sq ft). The exception to this rule applies to the two beach front rows which can only be on one level.
Alternatively you may wish to select from a range of pre-designed villas, which have been selected to ensure that the quality and style of the resort is in total harmony and of the highest quality.
The Cocoa Beach Resort master plan provides large plots in a residential park setting with individual plot design creating a feeling of space and privacy for each villa. All villas have off street parking, room for pools and terraces, enabling you to benefit from outdoor living in year round sunshine.
Local tradesmen will construct your new Cocoa Beach Resort home under the supervision of a UK project management team based within the resort. For those clients who would like to rent out their villa, a rental programme on a profit share basis will be set up on site. This will include cleaning and maintenance of your villa, garden and pool. Annual maintenance costs will be available nearer the completion of the resort, these are not expected to be expensive due to the lower living cost in Brazil.
Within Cocoa Beach Resort is a beach front 5-star Hotel and Spa providing owners and guests with a range of facilities, including a restaurant, swimming pools, Spa and
treatment rooms, together with a state of the art Gymnasium and fitness area.
The mixture of one and two bedroom suites, located at the beach front, are set into tropical gardens and the swimming pool.

Belmonte
